Prefabrication, also known as modular construction, is revolutionising the building and construction industry.  According to Australia Prefabricated Buildings Industry – Growth, Trends, and Forecasts, the prefabricated building markets which represents 3% of the AUD 150 billion construction industry is expected to reach 15% by 2025, creating 20,000 jobs and adding AUD 30 billion to the country’s economy.

In New Zealand, the use of off-site construction and prefabrication is also on the rise. A report by PrefabNZ found that off-site construction accounted for approximately 10% of the residential construction market in New Zealand and also predicted that the use of off-site construction will continue to grow in the coming years, with a goal to achieve 50% by 2050.

So, what is prefabrication?

This process involves building sections of a structure off-site in a controlled environment, and then transporting and assembling them on the job site.

Additionally, prefabrication reduces energy usage during construction by minimising transportation, labor, and material costs.

Google, for example, has used prefabricated modular construction to build data centers and offices in locations all over the world, including Alabama and Singapore. Marriott Hotels has also used prefabricated construction to build hotels, such as the 26-story AC Hotel in Manhattan, which was assembled in just 90 days.

The use of prefabrication in construction is also helping to address the global housing crisis. In developing countries, prefabricated buildings are being used to construct homes quickly and efficiently, providing much-needed housing for millions of people.

The concrete was prefabricated off site in the precast yard whilst the cladding was partly precast. They were then brought on site to match each other. The result is stunning.
